A bed and breakfast may suit you if you prefer a residential setting and a more personal hosting style. A hotel may suit you if you prefer hotel-style services, which vary by property. Under South Carolina law, a bed and breakfast inn is residential-type lodging with 3 to 10 guestrooms that serves only breakfast to registered guests.

The two words get used loosely in Charleston. Some properties called inns run much like hotels, and the word breakfast in a listing does not always mean a meal is included. Here is what each term means under state and city rules, what you actually get, and how to pick the one that fits your trip.

What Is the Difference Between a Bed and Breakfast and a Hotel?

Size and who lives there. South Carolina defines a bed and breakfast inn as a residential-type lodging facility with three to ten guestrooms that serves only breakfast to registered guests, and that building is also the innkeeper's home, according to Section 45-4-20 of the state code.

The City of Charleston adds its own rules. Its bed and breakfast permit page says the owner must live on the property at least 183 days a year, the main building must be at least 50 years old, and only breakfast may be served to paying guests. These requirements apply to permitted B&B use; hotels are governed by the rules applicable to their own lodging category.

Is an Inn the Same as a Hotel?

Not always. In listings, inn is often just part of a property's name, so it can describe a large hotel or a few suites behind a family home.

That is why the name tells you less than the listing does. Read past it and check four things: who greets you, whether breakfast is served, where you park and whether you get a kitchen.

Do All Charleston Bed and Breakfasts Serve Breakfast?

Do not assume it. State law limits a B&B inn to serving breakfast, but it does not tell you what a given listing includes, so check before you book.

At 257 Rutledge, the site lists a coffee maker and microwave in the suites, and full kitchens or kitchenettes in the apartments and the home. Kitchen facilities vary by unit, so check the listing for the one you book.

For a meal out, the inn's own neighborhood guide lists Babas on Cannon and Kudu under breakfast and coffee, and our downtown breakfast guide covers more places within walking distance.

Which Type of Stay Fits Your Trip?

Match the stay to the people and the length of the trip. A couple on a two night weekend often needs something different from a family of five staying a week.
